We advise an international clientele — from Europe, the United States, and the CIS — on the three things that matter most when engaging with Spain: buying the right property, securing the right residency, and structuring the right investment.

Every path to Spain is different.
We find yours..

Immigration law is complex, but your goal is simple. We organise our advice around what you want to achieve — not around visa categories you've never heard of.

01

I want to…

Work remotely from Spain

Spain's Digital Nomad Visa allows remote workers employed by foreign companies to live legally in Spain for up to five years. We handle the full application, including Beckham Law qualification and employer certification.

Make Spain home, without working

The Non-Lucrative Visa is the path for those who want to live in Spain supported by their own savings or passive income, without taking local employment. We build the financial dossier, coordinate health coverage, and manage the consular process — so the only thing you have to focus on is settling in.

Move with your family

Moving a family is never just paperwork. We coordinate every legal dimension — visas for spouses and children, EU family member cards, schooling and healthcare registration — so that what matters most, settling in, is the only thing you have to focus on.

Tax residency planning

Becoming a Spanish tax resident has implications across every jurisdiction where you hold assets. We analyse double taxation treaties, exit taxes, and IRPF/IRNR implications before you move.

From the first viewing to the
keys in your hand

Buying property in Spain as a non-resident involves legal, tax, and compliance layers that most agents won't mention.

From search to keys. Every step, covered.

We guide you through every phase of the transaction — so nothing is left to chance.

Before you make an offer

Most problems in a Spanish property transaction are visible long before the contract is signed — if you know where to look. We examine the property's legal and urban status, its ownership history, any outstanding debts or restrictions, and the viability of the use you have in mind. You walk into the negotiation knowing exactly what you are buying, and what you are not.

The full legal dossier

Spanish real estate carries layers of risk that no estate agent will mention. Unlicensed extensions that prevent future registration. Community debts that transfer to the new owner. Inspection certificates that block insurance. Zoning rules that quietly limit what you can do with the property. Our due diligence turns all of this into a single clear file on your desk — so the decision you make is an informed one, not a hopeful one.

The down payment agreement

The down payment agreement is the first binding step of any Spanish property purchase — and the one most commonly mishandled. We draft or review the contract so that the deposit you hand over is protected, the deadlines work in your favour, and the penalties reflect the real balance of the transaction. For corporate buyers, we add the additional approvals and escrow mechanisms that make the agreement enforceable on both sides.

Signing & registration

Completion day is when the transaction becomes real. We coordinate every detail with the notary, verify that funds flow correctly, and handle the inscription of the property in your name. If you cannot attend the signing in person, we can act for you under power of attorney — so you receive the keys without ever needing to fly in.

The relationship that lasts

Owning Spanish property as a non-resident carries annual obligations that are easy to miss and expensive to get wrong. We take care of your yearly filings, anticipate what each new law change means for you, and make sure you benefit from every treaty advantage available between Spain and your country of residence. For most of our clients, this becomes the longest part of the relationship — and often the most valuable.

When it's more than a home

When Spanish property is part of a broader investment strategy, the structure matters as much as the asset itself. We design and implement the right vehicle for your situation — a Spanish company, an international holding, or a hybrid of both — and coordinate every cross-jurisdictional detail: corporate formation, intercompany lending, capitalisation analysis, and the source-of-funds documentation that meets both Spanish and international compliance standards.
